Here are some good reasons to consider when thinking about refinancing your home.

• Is your interest rate above a 3% or 4%? The rule of thumb is that refinancing is a good idea if you can reduce your interest rate by at least 2%. However, many lenders say 1% savings is enough of an incentive to refinance.
• To shorten the term of your mortgage
• To convert from an adjustable-rate mortgage (ARM) to a fixed-rate mortgage, or vice versa
• To tap into home equity to raise funds to deal with a financial emergency, finance a large purchase, or consolidate debt

So you think you’ve found “the one” and you’re ready to put in an offer—one that will be simply irresistible to sellers. Here’s how to make sure yours stands out from the rest:⁣

• Include a pre-approval letter that shows that you’re serious, qualified, and ready to purchase.⁣
• Use a friendly tone. Let sellers know you want their home—and that you’ll be easy to work with all the way to closing.⁣
• Put your best foot—and price—forward. You may only get one shot, so make it count. Use comps and trends as a guide, but go in with a strong number you know a seller would find favorable.⁣
• If you can pay “all cash,” say so. When you don't need financing, your offer is less risky for anxious sellers.⁣
• Propose to close quickly and only include contingencies if you must.⁣
• If you really want to make an impression, include a short hand-written note with your offer. Sometimes it’s the smallest gestures that have the most significant impact. ⁣

And of course, when you’re ready, lean on the advice of your agent to write an offer that works for you and gives you every advantage in landing the home of your dreams.⁣

*I bought my first home when I was 26 with a 6 month old baby as a single mom!
*I have a boxer/pitmix named King! He's a mini horse and my son rides him often! lol
*I'm also a Yoga Teacher, I held off on launching my online studio so I could focus on being a mortgage offier! Stay tuned though because the site will be live early next year!
*I also own a Travel Agency however with COVID that is at a stand still! For now I'll be dreaming of the places I will go next year! Last year I went to Belize for my birthday and it was simply divine! When I do restart I'll be offering wellness retreats to coincide with yoga!

These are not 100% guaranteed to get you preapproved based on your situation but it will definitely help! The biggest thing is presenting the best financial picture that is possible. This usually takes some time so I’d get started on this asap if you’re wanting to buy within the next 6 months! Schedule a consult and we can go over your options as well as the next steps!you in a position for an approval.

• Try to pay off any other small debts you may have, get credit card balances as low as possible, and pay off ALL collections!
• If you are on a deferred plan because of COVID reach out to the student loan lender and asked to be put on an Income Based Repayment plan. Only do this when you’re ready to get preapproved. We will need documentation showing what that new payment is and if it’s not reporting to the bureau yet we can submit a credit supplement to show the new payment.
• If your credit is below 660 work with your lender to see what you need to do to get it over that mark. The higher your credit score the better your chances are to get preapproved.
• Ask about the conventional option where you’re able to put down 3%. With those programs, you can use .5% of the total balance instead of 1% that is used for FHA. If you have a very large balance this will be important.
• Save as much as you can for your reserves, the more the better!

Feeling frantic, frazzled, and up to your eyeballs in all things turkey and gravy? Get a grip on Thanksgiving with these tips for holiday hosting:⁣

1. Get help. Gone are the days the solo Thanksgiving superhero. Encourage family and friends to bring a dish to share. Let 'em know what you'll be cooking up, and ask them to fill in the gaps.⁣
2. Scratch cooking from scratch. Love a specialty side dish from a nearby restaurant? Order it up supersized just in time for Thanksgiving. They'll appreciate your business and you'll lighten your cooking load.⁣
3. Send the turkey out back. Consider frying or smoking your turkey this year. It'll free up oven space and delight your guests with a fresh twist on the oft-predictable poultry.⁣
4. Consider an outdoor feast. If the weather is forecasted to be mild, gather later in the day when temps are warmest and use decorative—but disposable—plates and napkins to keep it simple.⁣
5. Make a plan for leftovers. Always overwhelmed with mounds of leftovers? Have to-go boxes on hand so guests can load up before they leave.⁣

Above all this year, remember to keep the main thing the main thing (and it ain't the turkey). It's the amazing people gathered 'round your table. Pretty sure if you do that, your day will be filled with joy and peace regardless of all the other details. ⁣
