Are you wondering how to be competitive in this crazy market? One of the biggest advantages I give my clients is the Buyer Ready Program!

This allows clients to be fully underwritten by an actual underwriter! The only thing you have to do from there is once you find your home we resubmit the file along with the new home address and home owners insurance quote over to underwriter to get a clear to close. This brings the process time frame from 30 days to 15-20, if not less!

Here are some of the perks!
~ Most sellers want to make sure they close, this is a guarantee because we've already submitted all of your income documents to underwriting.
~ The sellers want to close quickly and this ensures a 2-3 week turn around to closing. If not sooner!
~ You don't have to worry about any issues in underwriting once you've found your home because we've already done all the hard work.

Things to note
~ You still have to have an appraisal as well as an inspection.
~ You want to make sure you get your home owners insurance as soon as you find a home. (Make sure to shop around)
~ I gather all of your information and send it over to underwriting so on the front end it takes some time but after that it's smooth sailing.

The biggest difference between this program and a regular preapproval is you will have an underwriter reviewing all of your documents in advance. Most preapprovals use a system that gives a preliminary approval, no income documents or bank statements have been reviewed. This is a huge advantage over the competition especially in todays market! I work with your realtor to make sure they include this in your offer so the seller knows you've already been to underwriting!

Do you want a realtor to take you out to look at homes?
Do you want sellers to take you seriously?
Do you know how much home you qualify for?
Do you know how much of a monthly payment you can afford?
Do you know the different loan options available to you?
Do you know how much upfront cost you'll have to have to purchase your home?

GROUNDED~

This past weekend I received some news that should have been earth shatering however due to me spending so much time the last month to be intentional about my self-care the hit didn't break me. I can't stress how much yoga, journaling, praying, and meditating has changed my life. It just makes life a little bit smoother. Even when I can't articulate how I feel yoga has always allowed me to work it out through my body. It grounds me and keeps me at peace. It has also connected me with my breath!

Taking time out for yourself is vital in life. It's become a non-negotiable for me and showing up for myself every day has been the biggest blessing. Life is going to happen regardless and you have to find a way to cope. Figure out what works for you and start to implement them now so that when trials come it doesn't rock your boat so much. For me it's daily yoga, journaling, affirmations, finding at least 10 things to be grateful for, meditating, and reading. Connect with yourself; mind, body, and soul.
